Knowing the homes buyers are comparing, and the people behind an enquiry, gives an agent more context for the conversation.

For Rohin, local knowledge is more than recognising a street name. It includes understanding the properties buyers are choosing between and what he has learned through conversations with those buyers. That context helps him explain a property and assess the response to it.

A buyer is comparing more than your home

A seller sees their own property in detail. Buyers are often weighing alternatives. Knowing those competing homes helps an agent understand the comparison a buyer is making, instead of responding to an offer without that context.

Recent comparable sales help support pricing advice. Homes currently on the market show the choices available now. These serve different purposes: an asking price is not a completed sale, and neither guarantees a result for the next property.

Relationships make the conversation more informed

Previous conversations can help an agent understand what a buyer has been looking for and which properties they have considered. Rohin brings that knowledge into his negotiations. The value is in understanding the buyer’s alternatives and priorities, not simply having a long contact list.

Use the information to shape the campaign

Knowledge of competing stock and buyer response can inform the discussion about marketing, method of sale and timing. Rohin’s approach is to adapt those decisions to the property rather than assume every home needs the same campaign.

As a seller, ask your agent which competing properties matter, what buyer conversations have revealed and how that information affects the recommendation. The explanation should make the choices clearer. It should not turn uncertain buyer interest into a guaranteed price or deadline.
